  • Location: Florida or Georgia
  • Size: 10+ acres
  • Adjacency: borders (or is meaningfully tied to) National Forest, State Forest, WMA, preserve/public land, or navigable river frontage
  • Access value (plus): near a public trailhead or boat ramp (typically within ~0.5 mile)
  • Setting: outside incorporated city limits; agricultural/rural zoning preferred

How Our Process Works

Simple flow. We move quickly when submissions are complete.

1) Submit the property

Use the intake form (include seller consent).

2) Level 1 review

We review acreage, adjacency, access, and feasibility.

3) Confirm seller interest

We confirm the owner’s willingness and request any missing documentation.

4) Move to contract

If it’s a match, we progress toward contract and closing.

Pricing Expectations

Northstar acquires properties at pricing levels that support responsible, low-density development and long-term stewardship.

Seller pricing expectations must be included in every submission. Submissions without a clearly stated asking price or expected range will not be reviewed.

Even if a property meets acreage, adjacency, and scoring criteria, qualification for the $200 Seller-Verified Lead payment is subject to internal underwriting review, including pricing alignment.

Northstar reserves the right to decline or disqualify submissions where pricing does not reasonably align with our acquisition model. We prioritize realistic, flexible sellers.

Compensation for Qualified Submissions

We compensate serious, seller-verified property submissions under the following structure:

Paid when all of the following conditions are met:
  • 10+ acres
  • Meets Northstar adjacency criteria (public land or qualifying access)
  • Passes internal scoring thresholds
  • Seller confirms in writing they are open to discussing a sale
  • Seller provides written consent for Northstar Land Stewardship to contact them directly
Submissions without verified seller acknowledgment will not qualify.

We focus on rural parcels in Florida and Georgia, especially near public lands, WMAs, and navigable river systems.
Do you buy through agents and wholesalers?+
Yes. We work with landowners, brokers/agents, scouts, and wholesalers—so long as the deal structure is clear and the submission is accurate.
What’s your typical project approach?+
Extremely low density—typically 3–5 private pads—with large natural buffers, dark-sky stewardship, and minimal impervious surface.
What makes a submission “Level 1” qualified?+
10+ acres, outdoor value, edge-condition adjacency (public land/WMA/preserve), and a realistic path to closing (access/title/seller readiness).
How quickly will you respond?+
If the key fields are included, we typically respond within 1–2 business days with next steps or a pass.
What if my parcel is slightly under 10+ acres?
Submit it anyway if it’s exceptional (river frontage, direct public-land adjacency, or unique access). We’ll confirm fit quickly.
